Do you need to sell your timeshare? Are timeshare fees killing you? Ready to trade-in your resort?

I’ve been there too! I owned a timeshare in Hawaii. I needed to sell it after losing my job. I’m glad to say I was successful and sold it in just 1 week! Here’s what I did and I hope that it can help you too.

The best thing you can do to successfully sell your timeshare in today’s tough market is to price it realistically. Start by researching the most recent actual sales prices for comparable units at your particular resort, and then contact a number of brokers to ask for a pricing estimate. After doing this, you’ll have a pretty decent idea of the pricing range for your unit and resort.

Second, try inexpensive advertising methods to sell your unit. It’s a great idea to advertise your timeshare at your resort, such as on their public bulletin board, club or newsletter. This will get your advertisement in front of renters, very good prospects for your timeshare.

Contact a broker specializing in timeshare resales. I used this method myself to sell my timeshare in a week. Be sure to only deal with licensed real estate brokers. My advice is to work with an agent that’s on a commission basis and I didn’t want to deal with anybody who wanted money upfront.

Stay on the look-out for timeshare scams and cons that can plague this market. A good tip is to avoid any out-of-pocket money and to only work with agents and companies on a commission basis. There was a scam a few years ago in which a buyer would insist that the seller pay for an appraisal using a particular appraisal company in order, after which the buyer would disappear and the seller would be out the appraisal fee. A good tip is to work with timeshare brokers just like normal real estate brokers, holding them to the same levels of professionalism.
